Here is what actually moved in Naples and Southwest Florida, and what each story means if you own, want to buy, or are thinking about selling.

Mortgage rates keep climbing to open October: 30-year hits 7.51% on Oct 2

On Friday, Oct 2, 2026, the average 30-year fixed conforming mortgage rate rose to 7.51%, up from 7.43% the day before and about 28 basis points higher than a week earlier (7.23%), per Fortune's daily tracking; the 15-year fixed climbed to 6.68%. That is above the weekly Freddie Mac survey reading reported the prior day, showing the upward trend still has momentum. Mortgage applications fell 6% in the week ending Sept 25 as borrowing costs pushed to multi-year highs, and at 7.51% a borrower would pay roughly $446,000 in interest over the life of a $300,000 loan.

Why it matters: For the team, rates holding above 7.5% keep squeezing payment-sensitive buyers and lengthening days on market, so cash and high-equity clients keep the leverage while financed buyers need rate buydowns, ARMs, or sharper price negotiation to transact. For out-of-state and second-home shoppers, elevated rates make all-cash offers and larger down payments far more powerful in Naples, and reinforce why watching the daily rate trend matters when timing a relocation purchase.

Naples market 'completely divided' as cash and luxury dominate, first-time buyers hit record low

A Sep 25, 2026 Naples Press report citing NABOR and National Association of Realtors data describes a Collier market split in two: cash buyers have jumped from about 15% before the pandemic to roughly 30% of purchases, and the $1 million-plus luxury tier grew about 22% year over year to account for nearly 30% of closed sales and about 70% of dollar volume, topping $5.6 billion. Meanwhile first-time buyers fell to an all-time low of 21% nationally, and NAR deputy chief economist Jessica Lautz said households earning under $100,000 face a very difficult time buying. Local inventory sits near half of 2008 levels.

Why it matters: For the team, this bifurcation shows AJ Lifestyle where the transactions actually are: cash-rich move-up, luxury, and second-home clients are driving volume, so pricing, marketing, and prospecting should lean into that reality while entry-level buyers need creative financing. For out-of-state and relocating buyers, especially equity-rich sellers and retirees from higher-cost states, Naples remains a cash buyer's market where all-cash offers win and purchase timing is far less rate-dependent.

Collier planners advance 54 Hacienda Townhomes in East Naples, priced in the mid-$400Ks

In an Oct 2, 2026 Gulfshore Business report, the Collier County Planning Commission on Oct 1 recommended approval of a Growth Management Plan amendment and companion PUD rezoning for Hacienda Townhomes, a 54-unit community by M/I Homes on 10.28 acres at 3810 Hacienda Lakes Parkway in East Naples. The two- and three-bedroom townhomes of 1,300 to 1,900 square feet would be priced in the mid-to-high $400,000s at 5.3 units per acre. To ease neighbors' concerns, the developer agreed to a 15-foot enhanced landscape buffer with canopy trees, sabal palms, a hedge and a berm along the adjacent Sapphire Cove community.

Why it matters: For the team, new for-sale townhome product in the mid-$400Ks is comparatively attainable inventory in a county where the median still hovers near $600K, giving AJ Lifestyle something to offer priced-out and younger buyers plus a fresh East Naples builder story to market. For out-of-state and relocating buyers, new-construction townhomes near the growing Collier Boulevard corridor offer lower-maintenance, current storm-code homes at an entry-luxury price, useful for right-sizing relocators and second-home shoppers.
