Collier County, Naples, Marco Island and Everglades City lock in FY2026-27 property tax rates

The Naples Daily News and Marco Island's paper reported on Oct 11, 2026 on the property tax rates that Collier County and its three cities finalized in September. The county adopted a rollback rate of 3.2125 mills, down from 3.2449, on a $3.18 billion budget. The county estimates that cutting the Conservation Collier rate will save the average taxpayer about $12.96 on a $400,000 property. The City of Naples went the other way, raising its rate to 1.29 mills from 1.23. Marco Island held at 1.267 mills, and Everglades City trimmed its rate to 6.6234 mills, still one of the highest in the state.

Why it matters: These are the rates that will show up on November tax bills, so AJ Lifestyle can now give buyers and sellers real numbers instead of estimates. Expect sellers inside Naples city limits to ask why their city line went up while the county line went down. For out-of-state and relocating buyers, this is a key cost-of-living detail. Second homes and investment properties do not get the homestead exemption, and the Amendment 3 property tax vote on Nov 3 could change the math again starting in 2027. The team should show carrying costs by municipality, not just by county.

Florida CFO opens an Insurance Assistance Hub in Destin as Hurricane Isaias claims begin

On Sunday, Oct 11, 2026, about 36 hours after Hurricane Isaias made landfall near Destin, Florida CFO Blaise Ingoglia opened an in-person Insurance Assistance Hub at the Morgan Sports Center, 4200 Indian Bayou Trail in Destin. At least six insurance carriers were set to attend, along with Florida Department of Financial Services consumer specialists, and more insurers were expected on Monday. This is the first big claims test for Florida's rebuilt insurance market since Hurricane Milton in 2024. Brokers estimated insured losses in the mid-single-digit billions before landfall.

Why it matters: Southwest Florida was not hit, but how fast and fairly insurers pay Isaias claims will shape the statewide insurance climate the team sells into, including rates and carrier appetite for Collier and Lee homes. AJ Lifestyle can use this to coach clients on hurricane deductibles, which in Florida are usually 2 to 5 percent of insured value. For out-of-state and relocating buyers, it is a good moment to explain that wind and flood are separate coverages, that the state steps in after storms, and that getting insurance quotes early belongs at the start of any Florida home search.

Naples New Year's Eve fireworks are back, with a bigger 3,000-shot show and a contract vote set for Oct 21

Hoodline reported on Oct 11, 2026 that the Naples City Council voted unanimously on Wednesday, Oct 7, to bring back New Year's Eve fireworks on Dec 31. The council had moved the show off New Year's Eve over traffic, parking and police staffing concerns. A new vendor, Pyrotecnico, could deliver about 3,000 shots versus 1,000 before, at an estimated cost of $45,000 to $65,000, and about 20,000 people are expected. The council will consider the vendor contract on Oct 21. The Naples Pier remains closed for its $23.5 million post-Ian rebuild, targeted for summer 2027.

Why it matters: This is not a market-moving story. It was the most useful verified Naples item from a quiet Sunday, and it was reported on the day even though the vote was earlier in the week. A marquee holiday event downtown supports peak-season traffic for short-term rentals, restaurants and showings near Old Naples and Fifth Avenue South, and AJ Lifestyle can plan open houses and client events around it. For out-of-state and second-home buyers, it is a nice lifestyle selling point. It also gives the team a timeline for the Naples Pier rebuild, a common question from buyers looking near the beach.
