New Gulf-front estate at 2050 Gordon Drive sells for $71 million in an off-market deal

Business Observer reported on Oct 22, 2026 that a newly built Gulf-front home at 2050 Gordon Drive, in the gated Gordon Drive Estates in Naples, sold off-market for $71 million. The 1.58-acre property has 150 feet of direct Gulf frontage, seven bedrooms, more than 9,500 square feet of air-conditioned space and over 21,400 total square feet, and was finished in 2026 by Stofft Cooney Architects and Equinox Construction Group. County records show the land was bought for $29.99 million in 2022, and the records had not yet been updated to show the new buyer. It is at least the third Naples home sale above $62 million this year, after 2100 Gordon Drive at $86 million in June and 20 14th Ave. S. at $62.5 million in September.

Why it matters: Three sales above $62 million in one year confirm that the top of the Naples market has reached Palm Beach and Miami price levels, which sets new comps for the whole Gulf-front and Port Royal area and supports values on nearby estate lots. It also shows that the biggest deals often happen quietly off-market, so the team's private network and pocket-listing relationships matter as much as the MLS. For out-of-state and ultra-high-net-worth buyers, especially from the Northeast and Midwest, this is proof that Naples now competes with the east coast at the very top, and the team can position new-construction Gulf-front homes as a long-term store of value with Florida's no state income tax benefi

Cape Coral approves $500 million Bimini East mixed-use project with up to 900 homes

Gulfshore Business reported on Oct 22, 2026 that the Cape Coral City Council voted 6-1 on Oct 21 at a final public hearing to approve the development agreement for Bimini East, a $500 million mixed-use project on 34 acres south of Cape Coral Parkway East near Four Freedoms Park. Crown Development plans up to 900 townhomes and apartments, 250 hotel rooms, 150,000 to 200,000 square feet of medical space, at least 120,000 square feet of commercial space and a 50-slip marina, built over about a decade. The developer gets more than $62 million in incentives, including $45.75 million in tax increment rebates, and city staff estimate about 2,218 direct jobs.

Why it matters: This is one of the largest mixed-use approvals in Southwest Florida and will add new rental and townhome supply plus medical and commercial space in Lee County, which affects regional pricing and investor demand that reaches into Bonita Springs and Estero. The team can use it when advising investors who compare Lee County entry prices with Collier, and it signals more walkable, downtown-style options coming to the region. For out-of-state and relocating buyers on a tighter budget, a planned walkable waterfront district in Cape Coral is a useful alternative to Naples prices, though the team should note the 10-year build timeline and resident concerns about traffic and the park lease.

Mercato fills its vacant cinema: Paragon Theaters signs lease for 11-screen dine-in theater

Gulfshore Business reported on Oct 22, 2026 that Paragon Theaters signed a lease for the vacant 33,700-square-foot second-floor cinema at Mercato in North Naples, the space previously run by Alamo Drafthouse and Silverspot. The 11-screen theater will offer dine-in Lux Box recliners, a full bar, two premium large-format screens and a private rentable theater, and is expected to open in early 2027. Paragon will also keep operating its existing theater across U.S. 41 at The Pavilion.

Why it matters: Backfilling a large anchor space that sat empty is a good sign for the health of North Naples retail and keeps Mercato a strong lifestyle draw for nearby condos and communities along the U.S. 41 and Vanderbilt Beach Road corridor. The team can mention the early 2027 opening when showing homes and condos within a short drive, since walkable dining and entertainment help resale appeal. For out-of-state and seasonal buyers, especially those looking near Pelican Bay and Vanderbilt Beach, it adds year-round entertainment that makes the area feel more lively and less seasonal.
