Bring your own agent from day one

This is the most important tip. Builders have their own sales reps who work for the builder, not for you. In most cases you can bring your own agent at no extra cost, and having someone on your side to review the contract, negotiate upgrades, and watch the process is well worth it. Just make sure your agent is with you on your first visit, since some builders require it.

Understand the builder contract

Builder contracts are written to protect the builder and are very different from a standard resale contract. Pay attention to the deposit structure, the timeline, what happens if construction is delayed, and how the warranty works. This is the moment to have someone experienced read the fine print.

Upgrades and the design center

The base price is rarely what you will pay. Flooring, cabinets, counters, and structural options add up fast at the design center. Decide your budget before you go in, prioritize the upgrades that are hard to change later, and remember that some finishes are cheaper to do yourself after closing.

CDD fees and the community

Many new Southwest Florida communities carry a CDD fee, a charge that repays the bonds used to build the roads, utilities, and amenities, on top of any HOA dues. Ask what the CDD and HOA cost, what they cover, and how built-out the community is, since living in an active construction zone for a year or two is part of the deal.
